The SYD067 Data Centre project will comprise the construction of two three-storey data centre buildings, a two-storey tape storage building, and an on-site substation from Transgrid.

Each data centre (DC-01 and DC-02) will offer a total of 80MW (66MW IT load) across 19,550m² of GFA (totaling three data halls) and 33 backup generators. The site will use direct evaporative cooling (DEC) with outside air economisation, and no mechanical cooling system involving chillers and refrigerants will be used for the data halls. The tape storage building will total 466m² across two data halls. It will consume 850kW (430kW IT load) and feature one backup generator.

This facility will play a critical role in supporting the growing demands for high-performance computing and data storage. We have been engaged to provide comprehensive building compliance and certification services to ensure that the project adheres to all relevant regulations and industry best practices.

Scope of Services Provided

Our involvement spans five key phases, from preliminary design to completion approval. Our role has been to guide the project team in achieving compliance with the NCC and ensuring seamless approvals throughout the project lifecycle.

Key Actions:
- Prepare a preliminary BCA report based on 50% architectural details
- Attend design meetings to provide regulatory advice
- Provide a BCA Capability Statement for submission to the Consent Authority as part of the Development Application
- Respond to RFIs
- Review architectural details, providing markups for compliance
- Continuous support to the project team
- Assessing Performance Solutions to ensure compliance with regulatory requirements
- Supporting the project through the CC process
- Ensuring architectural documentation aligns with approved plans and DA conditions
- Providing a regulatory checklist for the issuance of a CC
- Site inspections to verify compliance prior to certification
- Issue CCs for both early works and the remainder of the project
- Monitor construction to ensure adherence to the approved plans and building regulations
- Conduct required Critical Stage Inspections to monitor compliance
- Provide additional progress inspections to support the development team
- Deliver detailed inspection reports to track compliance outcomes
- Provide a regulatory checklist for the issuance of an OC
- Assess all relevant compliance documentation for final approval
- Coordinate and attend Clause 152 inspections with FRNSW
- Issue the final OC upon project completion
