Bronxx’s Riviera is a premium, curved-form coastal residential development nestled beside the sandy shores of Ramsgate Beach. This six-storey building will feature 44 two- and three‑bedroom apartments, each offering seamless indoor–outdoor living with expansive balconies and ocean vistas. The project, which secured DA approval in January 2025, commenced construction mid‑2025 and aiming for completion by mid‑2027.
As Accredited/Principal Certifier, we will play a key certification role moving forward:
Pre‑Construction & DA Handover
- ensure all documentation submitted at DA stage meets regulatory standards for building safety, structural adequacy, fire compliance, accessibility, and energy efficiency.
- review architectural plans from fjcstudio and interior layouts by Studio Albus to pre‑emptively identify potential non‑conformances.
Construction Certificate (CC) Preparation
- guide the compilation of specialist documentation—structure, fire engineering, facades, services, landscaping—to support a complete and robust CC submission.
Construction Phase Inspections
- conduct ongoing inspections throughout construction: early works, structural, waterproofing, fire systems, accessibility, and façade finishes.
- liaise daily with Bronxx’s site team to address defects, safety concerns, and design interpretations—minimising rework and keeping the schedule on track.
OC & Handover
- perform final inspections for all critical elements—fire safety, accessibility, essential services, car parking, and landscaping.
Once satisfied that all statutory requirements are met, we will issue the Occupation Certificate, enabling Bronxx to hand over key to residents and retail tenants.
