This redevelopment will transform an ageing public housing precinct into a contemporary social and affordable housing community of 144 new dwellings across six low-rise buildings. It will revitalise the urban edge of Maroubra with quality design, improved safety, and greater housing diversity, supporting Homes NSW and Bridge Housing's long-term social infrastructure objectives.

Early engagement under LAHC Package 2024/240
Initially appointed by Homes NSW under the LAHC panel, MBC Group was responsible for all BCA and Access consultancy services required to support the project’s State Significant Development Application (SSDA). Our responsibilities included:
- Reviewing concept and detailed designs for BCA and DDA compliance
- Developing preliminary compliance strategies for staged works
- Liaising with Homes NSW project managers, design teams, and the Department of Planning and Environment
- Providing detailed advice to ensure design justification for height, egress, and adaptable housing met both State policy and legislative frameworks

Our involvement helped secure SSDA submission readiness in 2024 and informed the planning pathway through the Department’s assessment process.

Ongoing role under Bridge Housing/TSA Riley engagement
MBC Group has since been re-engaged by TSA Riley for Bridge Housing to support the project through to construction and completion. This includes:
- Detailed Design Review & CC Compliance
- Assessing construction documentation from project architects and consultants
- Coordinating responses to SSD consent conditions, particularly around fire compliance, accessibility provisions, and performance solutions
- Construction Phase Advice
- Attending design coordination workshops
- Assisting the project team in identifying and resolving compliance risks early
- Providing site-based guidance for adaptable housing fit-out and external access
- Occupation Readiness Support
- Preparing the final BCA and Access Compliance Statement
- Ensuring all requirements for OC are addressed via contractor deliverables and third-party certifications
