Lane Cove Council is delivering a new regional three-level sport and recreation hub on the Lane Cove Golf Course precinct: an indoor/outdoor eight-court facility, with food & beverage, function/community rooms and a golf pro shop, all integrated with on-grade and undercroft parking, with completion forecasted for late 2025. The project, originally known as the Lane Cove Sports & Recreation Centre, has now been renamed as Galuwa to honour local First Nations culture, with the name meaning 'to climb', symbolising the centre's purpose as a place for physical activity, personal growth, and community connection. It was selected in collaboration with the Aboriginal Heritage Office.

Our role & scope

- BCA strategy leadership for a complex Class 9b assembly building spanning multi-court sport, hospitality and community uses.
- Design reviews & issue logs across architectural packages, shop drawings and subcontractor alternatives to maintain compliance intent through D&C value engineering.
- Fire safety & egress: occupant load assessments for training vs event modes; egress modelling; stair/exit sizing; compartmentation; fire-resistance levels; hydrant/hose reel coverage; smoke hazard management and EWIS interface where applicable.
- Sanitary facilities & amenities: fixture counts, equitable distribution and travel-distance checks aligned to peak use scenarios.
- Construction-phase services: RFI responses, site inspections for compliance hold-points, product/evidence reviews (Schedule 18), and close-out support to the certifier for OC readiness.

What we did differently

- Precinct-aware egress & amenities planning so crowd movement from outdoor courts and function spaces doesn’t bottleneck back into the show courts.
- Evidence-first workflows (SoV, test reports, certification schedules) to keep approvals friction-free at commissioning.
- Fast-turnaround RFI “playbook” tuned to ADCO’s sequencing, minimising redesign churn late in the program.
