MBC Group, as a leading NCC & Access consultant, played a pivotal role in the proposed development of the 4-6 York Street, a 13-storey tower in the heart of Sydney’s CBD. Commissioned by NGI Investments and designed by the renowned architectural firm Tzannes, this mixed-use development will aim to seamlessly integrate contemporary architecture with the historic Bank of New South Wales building at 341 George Street, offering a sympathetic yet innovative approach to urban development.

The project presents unique challenges, notably the integration of a new contemporary structure with a historic building and achieving high sustainability ratings. MBC Group, leveraging its extensive experience of NCC and DDA requirements, addressed these challenges through innovative solutions;

Heritage integration: the project requires a delicate balance between preserving the neoclassical stone facade of the George Street building and introducing a modern design for 4-6 York Street. MBC Group assessed NCC compliance with heritage conservation requirements while facilitating the incorporation of modern materials and design elements.

Sustainability achievement: targeting a 6 Star NABERS Energy rating, 4 Star water, and 5 Star Green Star rating, MBC Group advised on the integration of sustainable features such as a sky garden for visual amenity and cooling photovoltaic cells, ensuring the project will set a benchmark for sustainable development in the city.

Fire Safety compliance: given the project will involve extending an existing heritage building, MBC Group advised on complex NCC compliance issues. This includes the strategic placement of a fire wall between the new extension and the existing building, treating them as two separate fire compartments, ensuring a high standard of fire safety while maintaining the architectural vision.

The result:

The 4-6 York Street development consultancy project stands as testament to MBC Group’s capability to negotiate a compliance pathway within our report, that merges innovation with heritage preservation. By assessing design compliance with NCC and Access regulations, MBC Group has helped to facilitate the realisation of a development that, subject to approval, will enhance Sydney's urban landscape, promote sustainability, and respect its historical context. This project not only strengthens MBC Group's consultancy portfolio but will also contribute to the ongoing evolution of Sydney’s CBD, offering a model for future developments in culturally rich urban settings.
