Stream Northmead comprises a three-level industrial development of approximately 12,000 m² GFA, incorporating a mix of warehouse units, mezzanine office spaces and strata storage units. The development departs from traditional single-storey industrial formats, instead adopting a vertical configuration that maximises site utilisation while accommodating a diverse tenant base, including small businesses, e-commerce operators and service providers. Shared amenities, including communal breakout areas and landscaped spaces, further position the development as a modern, flexible workplace environment rather than a conventional industrial facility.
MBC Group was appointed as Principal Certifier, responsible for administering the certification process and ensuring compliance with the NCC and development consent throughout construction. Our role includes Construction Certificate review and determination, critical stage inspections and the issue of Occupation Certificate, working closely with the project team to support a coordinated and efficient delivery process. Given the non-traditional nature of the development, early and ongoing engagement has been critical to maintaining clarity around compliance pathways and certification requirements.
The vertical stacking of industrial tenancies requires careful consideration of fire safety measures, including compartmentation, structural fire resistance and egress across multiple levels. Unlike traditional warehouses, the building must accommodate increased occupant loads and more complex circulation patterns. The inclusion of mezzanine office components within warehouse units further blurs the line between industrial and commercial uses. This requires a clear and consistent approach to building classification and the application of NCC provisions across the development.
The strata subdivision of the estate adds another layer of complexity, necessitating robust separation between tenancies and careful coordination of shared services and common areas. In addition, the integration of a basement level for storage and vehicle access introduces further considerations around ventilation, fire safety and safe movement throughout the site.
